Drywall Finishing, Garage Goodies, and Exterior Update

We toured the house the other day and saw all of the sheetrock hung with 2 coats of mud on everything.  The work looked pretty good so far, should like nice when it's 3rd coated and sanded.  Looked out in the garage and noticed it was jam-packed full of doors, trim, cabinets, etc.  The drywall work should be done in the next couple of days, WHITE paint (still upset about this) is supposed to be sprayed the beginning the week with finish carpentry starting up by the end of the week.  Next weekend it should look very different in our house.

Yesterday, when I drove by the house in the morning, I was quite surprised to see portions of the roof and siding had been ripped off of the house.  There was a worker on a ladder redoing the framing at the front corners of the garage roof.  Apparently the Architectural department devised a plan for incorporating the cornice returns at the front edges of the roof.  Thanks to my careful attention to detail, future generations of Courtland Gate builders, selecting a full front porch with gable overhangs, will now have the correct garage roof details (pats self on back) ; )

One last item is our closing date.  We were originally told June 5th, then we were told anywhere from May 15th to June 15th (30 day window), and then we were told (more than once) June 19th.  Well on Thursday when we met our PM at the house, it came out that June 19th was actually just the "pre-settlement" and the official closing wouldn't be until the following Monday (June 24th).  Since we have sold our current home and have to be out on June 19th, that wouldn't have worked too well.  After a bit of coaxing from my wife, the PM and his boss were able to change the closing date to June 19th.  Definitely good news for us.

  1. It's starting to look like a home! You will be closing the same week we are...its hard to believe that in less than 6 weeks, everything will be done.

    1. Once it's painted I think things will go pretty quickly. We are very excited to get into our new home! I'm sure you are too!

    1. Thank you! There have been some bumps along the way, and probably more to come, but in the end I think we'll be happy!

  3. Looks great! Hard to tell from the pictures but it looks like the dry wall crew did a nice job. Must be nice to start to see what the spaces will look like. I'm thinking we are about three weeks behind you (hopefully)...

    1. They hadn't done the final coat and sanding when we saw it, but it looked pretty decent. They appear to be done now, so we will see on Thursday when we meet with our PM how things finished up. It is starting to feel more like a finished space now. Our framing took about 3 weeks so you might catch up to us!

If you had the same drywall company that we did, they actually did an excellect job...however this is where you can see if any of your wall studs are bowed, unfortuanley the drywall comp just puts up drywall, whether the wall is bowed or not..so we noticed a couple of walls that didnt look straight..they ended up taking the drywall out replacing the studs and re drywalled everything...good luck!!

    1. Thanks for the info. We are going to meet with our PM on Thursday and I will bring a straight edge to check the walls. Probably should have done it before the rock was hung, but our PM actually checked for bowed studs and had a few of them marked during our pre-drywall walkthru. Of course I always prefer to check things out myself. According to the RH warranty guide, more than 1/4" of variance in 32" inches calls for replacement.

  5. I saw the the backerboard for your shower doesnt go up over your showerhead...they are going to only tile that far up which is too short.. All the model homes tile above the showerhead...the water gets everywhere and the drywall would get wet..we argued that the tile needed to go above the shower head , after several meetings they agreed the model shows above the shower head and they tiled it one inch above....just a tip since water splashes would ruin the drywall over time!...you can tell them they did it in our home...im sure they would love that!!     1. Thanks again for pointing that out. I was actually thinking about this. Did you bring it up before they tiled or after? The tile backer should extend to the top of the tiled area, so I'm sure they aren't planning on going over the shower head, but I agree, they should. It's kind of annoying because the only model for this house is in the Rochester area, much like the Vic Falls, however the CG model has the luxury owner's bath with 2 shower heads. I'll bet they claim the tile only goes over the shower head in the luxury bath and we only have 1 shower head with the alternate owner's bath so we don't get the tile up as high. Did you guys ever get a chance to go thru the actual blueprints for your house? It really gets me, all the things in the plans that they deviate from.

    2. We caught them before they did the tile. The house was always left open so we slipped in to look everyday !! I took pics of the model home and posted them on the back wall and went over it with our PM so he knew what it should look like. When we saw that the backerboard went up only 6ft, I knew they werent going to tile above the showerhead.
      The tile person (JOE) told me that he is paid only to go up 6 ft high with the tile and I informed him that it was incorrect.. after a week of debate and looking at the pics I had from the Rochester model, they agreed it should be up over the shower head !! We did get the highest option for the bathroom, but honestly it shouldnt make a difference, you paid for tile, the model displays it going over the showerhead, so that is what everyone should get. The water splashes like crazy and even when we have tile above the shower head , there are still some watermarks on the drywall.. i would push for that and show your pics to the PM and see what he says !! they LOVE deviating from the plan !!! I cant believe with all of our debates that they would continue to do so , but they did !!lol! good luck-let us know how it turns out !!

    3. Thats a good idea, posting the pics of the model. I'm sure the tile will be a fight. Just about everything that has been done wrong has been a fight. It's the dumbest things too! I mean tile for the most part is pretty cheap. Putting up one or two more courses does not cost much! In their defense, they were good about fixing issues with windows out of alignment, the lower edges of the garage roof, moving the attic access panels. However, the missing heat runs, the wall in the garage, the standard paint color for the community etc., have left us less than satisfied. We'll let you know how the tile plays out...

  6. Looks great ! Our paint should be done in the next dew days as well. Your lucky they gave you a closing date. They are yet to provide us with that info.
